What would you like to read about here?  Please email me and let me know.  I am happy to try and answer your questions.

Last week, someone asked me “What is Gillette? I see Realtors mention it in their ads”.

I wrote about this on the Wikipedia site a few years ago:

The Gillette’s Regent Square tract, developed by King Gillette – the razor blade manufacturer, are the 60′ X 149’, lots north of Montana Ave. and south of San Vicente Blvd., beginning on the east side of 17th street and include all of  18th, 19th, 20th, and 21st St.   The east  side of 21st Place,  22nd, 23rd, 24th, 25th and 26th are not in Gillette but many residents believe they are.  Gillette lots have no alleys – only utility easements.

Here is your real estate update:

Active/ Available New Listings

538 10th St. – This may be the most unique home I have ever seen on a 50 X 150 lot north of Montana Ave (see right photo).

Please call 310.924.4014 for an appointment to see this home.

It was listed for sale with Hilton & Hyland and on the market in 2005 for apx. 18 weeks but did not sell. I think the odds are good this time that it will sell even though it might only be great for a very select buyer.

New Sales (Now In Escrow/ Sale Pending)

317 23rd St.–  3bd + 3ba.  $2,849,000.   Sold in less than two weeks.  It is no surprise that this courtyard style Spanish hacienda sold so quickly. The garage was sub-par but the house had charm deluxe.

709 10th St.–  4bd + 3.5ba.  $2,495,000.   Sold in two weeks.  Contemporary Craftsman style with only two bedrooms up and very specific detailing. Apx. 3,300+ sq. ft. on an apx. 7,500 sq. ft. lot.

Sold/ Closed

235 21st St. –   5bd + 5ba.  Was listed for $3,275,000 and sold for $3,000,000.  15 Days on Market.   Beautiful 2-story Spanish, Triple A location!

616 Georgina Ave. –  4bd + 3ba.  Was listed for $2,695,000 and sold for $2,850,000.  12 Days on Market. Double ended by the agent that had the listing – almost always a plus for all concerned.

609 20th St. –  3bd + 3ba.  Was listed for $2,348,000 and sold for $2,289,800.  9 Days on Market. This one took a little longer to close than it should have. Great little house with a garage converted to living space.

339 20th St. –  4bd + 3.5ba.  Was listed for $2,095,000 and sold for $2,320,000.  25 Days on Market.   Everyone loved this house. We had 10 offers on it, sold it for top dollar and the Buyer got cold feet. We offered it again and had multiple offers again and quickly resold it to a wonderful family that plans to restore it to its original luster.
