My 2012 Predictions and 2011 Stats

Happy New Year everyone!  My prediction for 2012 is that it will be slightly better for home sellers in Santa Monica this year as compared to last.  Here are some North of Montana Ave. stats:

  • The average sold price for the last half of 2010 to 2011 has remained nearly flat from $2,879,896 (year 2010) to $2,804,701 (year 2011) –  a very small -2.61% change.
  • The average sold price per square foot for the same period slightly increased from $859.14 to $880.10 – a 2.3% increase.
  • The sold average days on market for the last half of 2010 to 2011 has gone down from 79 to 51 days – a drop of 35.44%.
  • The gap on the sold price to original list price is closing.  The ratio in 2010 was 93% and in 2011 was 97%.

There were no new listings or sales in the area over the two week Holiday period.  We do have a few “quiet listings” that we will be bringing on in the near future.  Call John for details.
