Only 1 new sale in the past 2 weeks in the 90402 flats. 3 new listings and 1 relist have hit the MLS.

The new listings are:

602 Palisades Beach Road7 bedrooms + 7 baths.  $14,000,000. Oversized 11,000 square feet lot of beach front land.  Once owned by Samuel Goldwyn with a rich Hollywood  history. Great location with around 59 feet of beach front.  The property is approx. 5,000 square feet with 2 structures, 3-car garage, additional guest parking.

601 Georgina Avenue4 bedrooms + 3 baths.  $4,888,000.  This is good value at about $400 per foot for this dirt. It only makes sense to build a new home here. Close to the Ocean Avenue, Montana and the beach. A Trust sale that won’t last long on the market.

207 11th Street5 bedrooms + 5 baths.  $3,595,000.     Once a 1 story, Cecil Gale type home this now has a 2nd story addition. Hardwood floors and marble counter tops throughout.  Bright with large bay windows and high ceilings.  Upstairs loft, den and extra-large master suite.  Close to world class shopping, restaurants and the beach. Needs some updating but not too bad an asking price.

The re-listed home is:

333 22nd Street5 bedrooms + 6 baths.  $4,999,000. Maybe now that they finally broke the $5 million resistance mark this home will sell. It is a 3-level home on a 50X150 lot built by Jeff Mandel in the 80’s and significantly updated over the years. Pristine condition. The basement level has a large media/game room. Last sold in July 2011 for $3,350,000.

There is one new sale reported to the MLS in this reporting period

706 10th Street3 bedrooms + 2 baths.  $2,895,000.   Clearly the former owner left money on the table after selling to a developer for $400,000 less than this list price just a few months ago. The developer paid $2,450,000 and immediately started shopping it at $2.9 million.
