Is bigger better? Choose from $3 million to $46.5 million!

3 new listings, 1 relist and 3 sales have hit the MLS.

First the 3 new listings:

Do you remember a few years ago when I wrote about a $24 million quiet sale on San Vicente overlooking Riviera Country Club? Well, it’s available again – 1525 San Vicente Boulevard7 bedrooms + 13 baths for  $46,500,000.  Richard Landry designed this East Coast Traditional home of about 23,500 square feet on a sprawling 1.35 acres along the Riviera Country Club.  Features 12-ft ceilings, elevator, security room, wine cellar, home theater, indoor sports court, swimming pool, and a lot more. Last sold in April 2014 for $24,500,000 and it really needs to include the little house that sits in front so as to create the approach that a $46 million home deserves.

322 14th Street6 bedrooms + 7 baths.  $5,498,000. Very unique modern style home with a stacked flagstone and smooth concrete exterior façade. If you are tired of the same old, same old, check out this sleek contemporary with its alfresco spaces, 65 foot lap pool and spa, covered patio, 2-story guest house, game room with natural concrete floors and walls.

1010 San Vicente Boulevard3 bedrooms + 3 baths.  $2,995,000. Fixer-upper on an almost 8,900 square foot lot.  There is a lot going on here at this address. Extra everything here.  Kitchen with center island.  Well landscaped backyard.  Studio off of the garage, separate 1 bedroom + 1 bathroom. Last sold in August 2000 for $348,000.

Re-entering the market 10 days ago is 717 22nd Street –  6 bedrooms and 6 bathrooms at a reduced price of $4,595,000. This home was originally listed at $4,895,000 in May of this year. The home is now staged with designer furniture. The staging and the $300,000 price reduction will surely mean a new sale soon. Last sold in April 2010 for $3,300,000.

There are three new sales reported to the MLS in this reporting period

601 Georgina AvenueDid not last long on the market – as is often the case with land-value properties in Santa Monica. The asking price was $4,888,000, which is good value at about $400 per foot for this dirt. Look for a new home here within the next 20 months.

207 11th Street5 bedrooms + 5 baths.  $3,595,000.   Once a 1 story home 25 years ago someone added the 2nd story addition on a $ per foot basis, and with comparable land value locations selling for $2.8 to $3 million, this fixer-upper home is looks like a reasonable opportunity.

615 24th Street4 bedrooms + 5.75 baths. $3,950,000.  Remodeled and priced to sell fast, this home is on a beautiful tree-lined street in Franklin School District. Entertainment home with French White Oak hardwood floors throughout, large kitchen with Carrera & Caesar stone counters and white cabinetry. Grassy yard with long driveway, built-in barbeque & 2 car garage. Last sold in September 2012 for $2,689,000.
