Santa Monica Dirt For Sale Part 3

Most kids went back to school this week and with Labor Day right around the corner, we expect to see sales increase in September. We’ve already seen a boost in open house traffic at some of our open houses.

In the past 90 days, 47 properties north of Montana Ave have been listed for sale and 20 have sold. The most expensive being 324 10th Street for $7,395,000 and the least expensive 446 22nd Street for $3,050,000. Several of these homes sold with multiple offers and several without. 10 have been on the market for more than 100 days but the average number of days for a 90402 property to sell has been 70 days.

We have a new listing at 423 9th Street that will be coming on the market in September. It is a beautiful 2 bedroom plus a large office and a detached guest house. Both the stunning master bedroom and the guest room are on the 1st level which is exciting because I have had many prospective buyers ask over the years to help them find a house without a lot of stairs to the master.


In other real estate news…

Three new listings –

323 9th Street– Listed at 2,998,000. This Spanish style home on the corner of 9th and Carlyle features a master bedroom upstairs and two bedrooms downstairs.  2,400 square feet and ready for updating but is livable in its current condition. If you are wondering why the price is low (relatively low, that is) it’s because the lot is just 5,985 square feet (40’x150’). Most homes on the block and throughout the north of Montana area are at least 50’ wide. Last sold in 2003 for $1,600,000.

428 18th Street– Listed at $3,550,000. Vacant lot on the west side of 18th Street. Lot is 60 feet wide- 8,951sqft. The Seller purchased the property in 2016 when it still had a 2,100 sqft 1927 Tudor home on it. They paid $3,150,000 and were successful in having the previous house demo’d. This will translate into a relatively easy permitting process and save money on demolition, but the biggest advantage here will be not having any uncertainty about the Landmarks Commission or Historical considerations.

816 San Vicente Blvd– Listed at $4,250,000. Restored 1920s Spanish on a 8320 sqft lot with pool and sports court. Charming with lots of character and about 3,500 sqft of living space. Last sold in 2016 for $3,012,750.

No new escrows though with multiple offers on our 265 19th Street property, we should have a new escrow by the end of the week.

434 21st Street– Sold for $4,225,000. Listed at $3,995,000.
