The Dirt on Real Estate Agent Production

Each year REAL Trends ranks the top real estate professionals in the United States by transaction sides and sales volume. This ranking is done in partnership with The Wall Street Journal. The application process begins in January and ends in March and requires independent third-party verification on every sales professional and team, including their status as an individual sales professional or part of a team. The Thousand Ranking for 2017 was released Friday, June 23, 2017.

I’m not sure if anyone other than real estate agents and companies that market to real estate agents care but my Pence Hathorn Silver team, my company and I are happy to have ranked up there with the best of the best.

Some people say that all real estate agents are the same but this could not be further from the truth. Who you hire truly makes a difference.  There are some really good reasons that PHS has a sales volume of sales $219,402,116. In our time together on Montana, Pence Hathorn Silver has sold close to 3 Billion dollars worth of real estate.  We are consistently ranked in the top tier of the top 250 agents in the country.

By comparison, the #1 sales agent in the Country is from Texas with a whopping sales volume of $1.44 Billion, however, this stat is heavily skewed since this agent is actually the broker with all the sales people reporting their sales under his name. If my company – Partners Trust submitted our sales under one individual’s name we would beat the Texas guy by nearly double with a total sales volume of $2.47 Billion.

What do these numbers mean to you?  Probably nothing if you are not looking to buy or sell real estate but if you were, experience and trust is the foundation of our business. We have strategically and successfully studied the market and follow the latest trends to get your house sold quickly and as stress-free as possible. We have incorporated the newest technology and follow all the analytical stats for each home listed. We publish our own magazine, Santa Monica Dirt, delivered quarterly with current real estate news and local information. Our office is open and staffed 6 days a week. We have an in-house advertising and marketing department, an escrow coordinator and listing coordinator. We have 31% of the market share North of Montana; the #2 team has only a 6% share. The area average sale price to list price ratio was 98.37% while ours is 100.28%! We understand that owning a home is probably your biggest investment and we can proudly stand by our sales volume to help you also receive your top dollar.


One new listing has come to the market:

714 16th Street – If you like to walk to Montana Ave, this house is for you.  It was built in 2006, is 4,100 sqft and Tuscan-styled. 5 bedrooms and 5 bathrooms. Listed for $4,895,000. Nice backyard with built-in BBQ area with fireplace and fruit trees. Last sold June 22, 2007 for $3,750,000.


One home went under contract last week:

628 20th Street – 2nd escrow for this one. Let’s hope it sticks. Listed at $3,695,000. Land-value opportunity. The property has 5 bedrooms and 2.5 bathrooms with a swimming pool but it is irrelevant because it will likely be bulldozed soon. Last sold August 5, 1992 for $1,065,000.

258 16th Street – As predicted last week, this sold immediately. California bungalow style with  5 bedrooms and 5.5 baths. Listed for $5,250,000. Backyard has a swimming pool and landscaped with mature trees. Last sold March 1, 2012 for $3,995,000.


One closed sale to report:

323 Adelaide Drive – 4 bedrooms and 5.5 bathrooms. Sold for $5,870,000. Listed by Pence Hathorn Silver.
