Our party is by invitation only. Be sure and mention me at the door. Bring your camera or camera phone for photos with Santa and his usual Santa’s Helpers, drink some holiday cheer and you will surely get into the holiday mood. Plus almost all the shops on Montana will have items for sale at significantly reduced prices!

The Holiday Walk was originally called the Annual Night on Montana Ave Celebration. Essentially, a sidewalk sale that has morphed into various businesses inviting their best customers to some holiday sales and treats. It has been an ongoing event for the past 30 years. The Montana Ave Merchants Association conceived and promotes the event. There are only a handful of people that have been here since the inception and Pence Hathorn Silver is proud to be part of the original few.  Isn’t it time you came and checked it out?

As is often the case, there were no new listings north of Montana Ave in the past Thanksgiving week. Because the week of Thanksgiving is often travel week, real estate professionals do not expect much activity surrounding the holiday. 2 sales that were in the works the week before Thanksgiving got reported to the MLS:

524 Lincoln Boulevard –  2 bedrooms and 2 baths.  List price is $3,099,000.  English Cottage with a remodeled kitchen on a 7,493 square foot lot.  Park-like setting in backyard with mature fruit trees.  Expand, remodel or build new. This home was on the market a whopping 7 days before selling.  It was last sold for $770,000 in May 1988.

555 26th Street –   This property was sold as part of a package of 2 properties – directly behind this property, another, much more substantial home  661 Moreno, owned by the same owners was also sold.  This one, a 1 bedroom and 1 bath was listed for $2,095,000 and was sold for land value- it’s almost 10,000 square feet.  This last sold for $1,620,000 in May 2012. The properties were offered individually or together.

Did you know that the east side of 26th Street north of Montana Ave is actually the City of Los Angeles?  Yep.  LA city with SM mailing address.
