Interest rates have moved up a bit since the election last month. I believe that the north of Montana Ave residential real estate market is somewhat immune to interest rates because the Buyers in this price range have access to private banking rates and access to so much cash that they can buy their rate down, or in many cases, pay cash to purchase a property.
One of my favorite clients that came to the Holiday Walk gave me a great idea last week. He said I should consider occasionally including a joke or two on these posts. So, since I love corny jokes, here we go:

This contractor guy dies in a tragic accident on his 40th birthday. He ascends to heaven where he’s greeted at the Pearly Gates by a brass band and Saint Peter. Saint Peter shakes the guys hand warmly, and says “Congratulations!” The contractor is a little confused. “Congratulations for what?” he asks. “Congratulations for what!?” says Saint Peter. “We’re celebrating the fact you lived to the grand old age of 160.” The contractor says, “But that’s not right – I only lived to be 40.” “That’s impossible,” says Saint Peter. “We added up your time sheets!”
There is a new listing north of Montana Ave; a land value offering at 427 14th Street 2 bedrooms and 2 baths, list price is $2,995,000. I have been selling lots this size for over $3M so this one will likely go fast. Existing tear-down house is 1,437 square foot home. The lot is 7,510 square feet lot. Last recorded sale for this was $335,000 in April 1985.
An agent in my office sold 415 7th Street this past week. 7 bedrooms + 10 baths. $9,500,000. I really like this house. It has been on and off the market a few times in the past two years and had a few price changes. Now, it is in escrow again and hopefully, it sticks. 15,000 square foot lot and one of the largest master bedrooms that I’ve ever seen. Also has a large basement, solar heated pool, guest house and a 3-car garage. Last sold in January 2013 for $3,500,000.
1010 San Vicente Boulevard – 3 bedrooms + 3 baths. $2,995,000. Fixer-upper on an almost 8,900 square foot lot. There is a lot going on here at this address. Extra everything here. Kitchen with center island. Well landscaped backyard. Studio off of the garage, separate 1 bedroom + 1 bathroom. Last sold in August 2000 for $348,000.
