If you have been wondering what a “virtual open house” or “VR tours” might be, here you go:
It used to be that Virtual Reality meant video games and other techy sorts of things but with the pandemic and stay at home orders, VR in real estate has become necessary and widespread.
Pence Hathorn Silver has had success with 3D virtual tours well before the pandemic and here you have examples of a few we have used with our Matterport camera and software. With Matterport, we give you a 3D “dollhouse” view of the property and a look at each level individually, more like a typical floor plan view.
You can virtually “tour” the entire house, like street view in google maps. You either click through the house by yourself or take a guided tour through the best rooms.
That we own the equipment and can easily produce Matterport tours is a real point of distinction for Pence Hathorn Silver. We can quickly and easily get these tours produced and in front of the eyes of clients all over the world – people who aren’t able to visit a property in person love this method!
A specific example was with a property I listed at 770 Amalfi; the buyer said that being able to look at this interactive video versus static photos of other listings was a game-changer. It really gave them an emotional response which made them want to come back out and ultimately buy the house. So, the “doll house” render allows people to get connected in a way they have not yet been able and allows people all over the world to really experience our properties on a deeper level.

There are 22 active listings North of Montana.
The least expensive is 718 Euclid, a probate sale requiring court confirmation. It is about 3,100 square feet on a 50 foot lot and is listed for $3,390,000.
The most expensive is 808 Woodacres, listed for $20M. It came on the market in January and is 4,700 sqft foot Spanish on a huge 1.223 acre flat lot.
Just three properties are in escrow.
428 10th Street– Listed for $3,150,000. It was listed at the end of February and was quickly under contract.
557 12th Street– Listed for $4,995,000, just a couple weeks ago.
808 San Vicente– Listed for $7,195,000. This one has had a long road to sale. Originally listed back in January of 2018 at $8,500,000.
Three properties have closed escrow this month.

I have a great new listing coming to the market new week. It is a 1bd+1ba condo, located at 19th and Washington. It is a really cool little front unit.
