The corner of 22nd and Carlyle is where the action is this week. Listed for $7.3 million and weighing in at 7,500 square feet on a 9,800 square foot lot, this home, of course has a full finished basement and is nearly new. It was completed in 2011 by a local builder that has constructed dozens in the North of Montana Ave. marketplace.
Most of the lots on 22nd Street are on 7,500 foot lots. Occasionally, in North Santa Monica some corner lots are larger. A developer once told me that larger corner lots were planned because the side yard set-backs on the street side of these houses are greater than the interior lots. Therefore, the original planners wanted to mitigate what would otherwise create a narrower limit on the width of the building.
Bottom line – the oversized corner lots, when developed to their maximum potential, often end up with homes the same size as the smaller lots nearby.
It will be interesting to see what this home sells for. In the past, only homes on lots larger than 10,000 square feet have sold for more than $6 million.
