The Dirt on Who is Buying in the Neighborhood Now

People often ask me “who is buying these ridiculously expensive properties” and “where are the Sellers moving to?” So, here is the dirt on my last six (6) sales;  Recent closing no. 1 – Buyer: a single mom living in a condo, always wanted a yard, works in the medical services business. Seller: Elderly lady, moving out of state to be closer to family and a family business. Recent closing no. 2 – Buyer: a young couple, she is a writer. Seller: A single woman, psychologist, moved to the East Coast to be closer to family. Recent closing no. 3 – Buyer: A married couple with high school age children; plan to build their dream home. Seller: The beneficiaries of their deceased mother’s trust.  Recent closing no. 4 – Buyer: A single guy, hedge fund manager. Seller: A retired couple, scaling down to a condo in the area. Recent closing no. 5 – Buyer: A married couple with school aged children, moving from a foreign country. He is a digital media entrepreneur. Sellers: Couple with two kids moved out of state for work. Recent closing no. 6 – Buyer: 40 something couple with kids, he is in sports marketing. Seller: A trust (elderly person had passed away).

416 21st St. –   4bd + 3.5ba.  $4,250,000. This Spanish Colonial went into escrow this week after 57 days on market. My guess is that this will likely show an ultimate sale price of under or very near $ 4 million even.

Closed Deals this week

632 16th St. –   4bd + 4.5ba.  Listed for $3,799,000 and sold for $3,521,300,  27 days on market.   Built in 2000.  Bright Architectural Mediterranean with large gourmet kitchen, formal dining room, entertainer’s backyard. Secure and private.  This home sold in May 2009 for $3,048,000.
