Santa Barbara Real EstateThe average sales price in the North of Montana area in 2012 was $3.3 million. Since the only consistent area that comes to mind when our clients move away from Santa Monica is the Santa Barbara area, I thought it might be fun to show readers what $3.3 million buys you just a few hours up the coast.

Right now in Santa Barbara you can buy a 7 bedroom, 5 bathroom hacienda, on 10 acres of income producing (organic avocado farm with 500 trees) land. Sweeping ocean views and a large 2+2 guest house? Sounds pretty good huh? Asking price – $3,325,000. This house is featured on my buddy Sergio Gonzalez’ website and he tells me that much like our Santa Monica market, Santa Barbara is hot again now with multiple offers and well-priced homes selling for more than they are listed for.

New Sales this week

330 7th St. –   3bd + 2.75ba.  $2,895,000.  Listed by Pence Hathorn Silver.  The only sale reported to the MLS this week is my listing here at 330 7th St. We had multiple offers on it and although it is on a fairly busy street near San Vicente, the interest in this house was intense. It offered everything one might expect with a well-designed floor plan, enormous family room, beautiful covered patio, saltwater pool & spa and a nice, grassy yard.

Closed Deals this week

365 23rd St. –   4bd + 4.5ba.  $3,000,000.  Listed for $3,150,000 and sold for $3,000,000, 177 days on market. This home was on and off the market since 2009, having been leased, owner occupied, listed for sale, then leased again. The knock on this house was that it was a little too much in too small a space. The tax records show 2,883 total square feet which puts the sale at a little over $1,000 per foot. This is more than some expected it would fetch and less than others so over all probably a fair deal.
