Sizzling weather, dizzying listings and sizzling sales to report this week.

There was an off market sale with multiple offers presented for a brand new, very beautiful, unique, custom, architectural home in Gillette’s Regent Square this week. The 3-level home has approximately 5,200 square feet of interior space with a pool and a detached guest room on an 8,949 square feet lot for $7.1 million.

Recent MLS Listings

523 9th Street – 5 bedrooms + 5 baths. $4,675,000. Mediterranean with a bit of Santa Fe on this 5,000 square feet home. Very nice floor plan – great for entertaining. Formal living room, spacious dining room, large open kitchen.   Expansive master suite with sitting area, fireplace. It is in great condition. Last sold in July 1989 for $1,520,000.

New Sales this Week

333 Adelaide Drive –  4 bedrooms + 7 baths.  $10,500,000. On the downhill side of Adelaide. This is a very Italian style villa with 7,000 square feet. No flat land but nice ocean view. Features Spanish stone tiles, glass tinted windows, wood beams and other old world charm and finishes. Last sold in March 2004.

1508 Georgina Avenue – 4 bedrooms + 4 baths. $5,889,000.   Big price but a beautiful location and property. Country English home on a 12,300 square feet lot. Modern updates include newer kitchen with Miele appliances, new flooring. Last sold in March 2011 for $3,295,000 and last leased for $20,000 per month.

547 16th Street – 4 bedrooms + 3 baths. $3,495,000. Originally listed for $3,495,000 reduced to $2,995,000. This is a 1923 home. It’s most interesting feature is the second level guest apartment. The owner says that the apartment was designed as an addition to the house with a city permit. The reduction took the price down to land value which caused this to sell shortly thereafter.

510 16th Street – 3 bedrooms + 1.75 baths. $2,995,000.   Listed by Pence Hathorn Silver. We had multiple offers on this charming 1927 Spanish. Several of the buyers were planning to add and not demolish the home. Hardwood floors, archways, original light fixtures. Formal dining, lovely breakfast room. Private backyard with fruit trees.

414 Euclid Street – 3 bedrooms + 3 baths. $2,799,000. Land value sale. 50×150, 7,505 square foot lot. Last sold in January 2006 for $2.5 million and is rumored to be in escrow for over $3.2 million- just as I predicted it would in my last post.

303 9th Street – 5 bedrooms + 7 baths. $4,799,000. Undergone several relists (originally listed September 2014), price changes, cancellations and now in escrow as of October 14th. New construction.   Features spacious living room, formal dining, Chef’s kitchen, front office, luxurious master bedroom and bath, and more. Last sold in August 2013 for $2,335,000.

712 15th Street – 3 bedrooms + 3 baths. $2,850,000. Convenient location less than a block from Montana Avenue’s shops and restaurants. Charming retreat with a bonus den that could be an office or play room. Features spacious kitchen with breakfast nook . Probably sold for around $2.6 million.
