Just a few bits of real estate news to report this week; no new listings but two new sales and one closing.
We may see another push of inventory before the end of the year; however, I would not expect anything before Thanksgiving.
703 12th Street went into escrow this week. It is a 4 bedrooms, 5 bath for $3,995,000. Spanish design by Robert Ramirez over 4,100 square feet. The last time this sold was in June of 2014 for $3,487,000 and when this current sale closes it will have had 3 new owners in the past 5 years.
1401 Georgina Avenue – Went into escrow within 10 days of launching. It has 5 bedrooms, 6 baths and on the market for $3,995,000. Large, elevated corner lot at 14th and Georgina. The original home was built in 1957 but it has been expanded and remodeled since then and will probably be updated again soon after close of escrow. Pence Hathorn Silver sold this for $1,500,000 back in 1998.
201 14th Street – Closed this week at a whopping $4.1M. it was originally listed for nearly $5M. 3 bedrooms, 3 baths on 11,300 square feet corner lot at 14th and Georgina.
Be Safe and Smart on the Road
As the Holiday (party) Season approaches so does Santa Monica DUI checkpoints.
Santa Monica police have been granted $300,000 in funding to enforce the crack down this year. This money will also be spent towards public awareness efforts and will help saturate the patrols. They will do the same for drug impaired drivers which is a new growing concern. There has been a 5% increase in DUI’s in Santa Monica since 2014 with about 193 arrests. However, particularly alarming is the increase in pedestrian and bicycle fatalities due to the distraction of technology.
This year be sure to encourage, friends, co-workers and loved ones to be drink responsibly and Uber or Lyft instead of getting behind the wheel.
On a cheerful note, the OTS Director, Rhonda Craft, said that overall, California roadways are amongst the safest in the nation.
