As Santa Monicans await the May 20th opening of the expo line, another “car-less” announcement has been made. Downtown Santa Monica will host the city’s first ever “Open Street” festival on Sunday June 5th.

A nearly 2-mile stretch from Wilshire to Marine street will be closed to all cars along Ocean Avenue and Main Street. While details are still being finalized, live music, food trucks and beer gardens are expected. The expo line’s Colorado Esplanade is a main hub for the event and officials hope that locals come out, visit and get familiar with the train to jump start widespread use.

While the event itself is car-free, I would expect auto-mayhem in the surrounding parking garages. My insider tip is to get a Hulu bike and pedal your way down Montana Avenue for a true traffic free experience.

My team – Pence Hathorn Silver is re-launching our listing at 802 San Vicente   this week. It is 3 bedrooms, 2 bathrooms currently but is being marketed as a large lot-value development opportunity for $3,288,000.  This is a large corner lot approximately 9,474 square feet, 60 x 159.

Suddenly there are a few new opportunities on the highly coveted La Mesa Drive –   2219 La Mesa Drive  – is a 4 bedroom, 6 bathroom for a paltry $14,775,000.   It is sort of Craftsman in style on an 18,100+ square foot lot overlooking the Riviera Country Club Golf Course – killer view of the fairway below.  A little dated but I am sure this will sell fairly quickly.

Grassy backyard and covered patio.  Elevated lot.  Franklin school district.   Last sold in March 2013 for $2,450,000 as a tear-down.

507 11th Street 4 bedrooms and 3 bathrooms.  $3,690,000.  Sold in about 3 weeks. Architectural style with high ceilings and lots of light.  Desirable floor plan with a bedroom suite on main level and 3 bedrooms and an office on the second floor.  Luxurious master suite with private access to the backyard and hot tub.  Private backyard with space for pool.  Last sold in July 2010 for $2,700,000.

225 22nd  Street  came back on the market 2 weeks ago. 603 25th Street 5 bedrooms and 6 bathrooms.  Was listed for $5,695,000 and has been reduced to $5,295,000.  Mediterranean home built in 2008 not far from the Brentwood Country Mart. Last sold in November 2008 for $4,700,000.

523 9th Street has gone into escrow. 5 bedrooms and 5 bathrooms.  Was originally listed in October 2015 at $4,675,000 and a price reduction to $4,425,000 did the trick. Over 5,000 square feet of living space for well under $900 per sq ft!

French Villa on a nearly 15,000 square foot lot.  Huge house with an elevator, basement hosting theater, lounge, wine cellar, guest quarters.

Sold with multiple offers is 738 22nd Street3 bedrooms and 3 bathrooms.  $3,395,000.   One-story hacienda. Very close to Montana Ave for those who like to be near all the cool shops and cafes. Last sold in February 2003 for $1,460,000.

The development opportunity at 376 22nd Street is now a closed escrow.  3 bedrooms and 2 baths.  Sold $100,000+ over asking at $3,140,000.

And last but not least, my sale at 302 16th Street – has closed for $100,000 over list price. 5 bedrooms and 5 baths and a bonus room over the garage. Closed for $3.9 million.
