A funny thing happened North of Montana Ave this week.
A long-awaited, old, 2 story Spanish style home came on the market on the corner of 21st and Marguerita with a very sensible $3,550,000 list price. This works out to $775 per square foot. I predict this home will sell with multiple offers for at least $100,000 more than the list price.
And, 1 block away, on the corner of 21st Place and Marguerita, a 3 level, 2008 built, 7,000 sq ft home that was listed last week for $6.2M was quickly withdrawn from the market.
There are 16 homes for sale now and 7 under contract, making this another busy summer, which until last year was unusual for the north Santa Monica market.

Brentwood Grand Prix 2013
Traffic in the vicinity of our Santa Monica market-place this Sunday August 4th might be tough as racers from all over Southern California and Nevada converge to compete for the 2013 SCNCA Elite Criterium Championship (bicycle race). A good portion of San Vicente Blvd from Gorham and Goshen Ave will be closed off for the race. Parking for spectators will be on the street except for portions of San Vicente Blvd that’ll be part of the race course and at the VA Center parking lot near the Bringham gate (accessed at Wilshire Blvd.)
There’s an expected increase in the number of racers and spectators as last year’s Grand Prix was joined by over 700 racers and 3,000 spectators. People attempting to travel through the area should prepare accordingly and seek alternate routes.
