There are 2 new listings this week in flats of 90402:  528 Marguerita Avenue and 425 11th Street. Both homes are fully priced to say the least. Marguerita in particular, at nearly $7 million is very optimistic but of course, Sellers have the right to ask whatever they want.

And there are 2 new sales this week. Both are interesting stories. I represent a buyer on one of them – 468 22nd St. This house launched a  few weeks ago but despite multiple offers, none of them panned out. Now a few weeks later, my clients were able to get their offer accepted and escrow opened yesterday.

The other sale was sold before it went to the market. A developer was driving by 440 25thStreet, spotted a real estate colleague and asked if she was listing it for sale. Well, you know the rest of the story. His offer was accepted before she could get the “For Sale”sign into the lawn. The buyer plans to raze the existing house of 2,604 square feet and max out the 8,704 square foot lot.

Year-to-date closed sales is now at 40.
