The Whiting home (land-value listing) at 528 21st Street sold immediately this week. It was listed for $3.4 million. The house itself had no value whatsoever. As soon as this listing came on the market agents were very vocal with different price opinions. Most thought that it would sell for more than $3.4 million but I am told that it did not. At full price, with a lot size of 8,949, the price per square foot for the lot would be $380. The last few 50X150, 7,500 square foot lots have sold for about $400 per foot, which proves the appraisal principal that smaller lots sell for higher $/psf than larger lots.
The home at 468 22nd Street that was listed on June 11th re-sold this week. It had multiple bids when it launched but failed to sell (weird). It went under contract 2 weeks ago but didn’t stick, I am happy to report that there is a new contract in place.
Similarly, the listing from two weeks ago at 247 20th Street sold last week, then came back on the market this week. Hopefully it will re-sell quickly.
333 Adelaide Drive was listed and launched a few weeks ago at $10.5 million but was reduced today to $9.5 million.
217 20th Street closed escrow today at $4,370,000. It was listed for $4,325,000 on 6/11/2015.
Brentwood Grand Prix This Weekend
This weekend, the world of cycling comes to Brentwood! The Brentwood Grand Prix on August 2nd is a SCNCA Elite Criterium championship race and is an annual tradition sponsored by Velo Club La Grange, Southern California’s largest cycling club. The race is named in honor of club founder Raymond Fouquet.
