There is a bit more dirt on the market this week than recent past weeks. 637 Euclid Street, 712 15th Street, 718 10th Street are all land value deals that were available on Monday. 10th went into escrow by Thursday, Euclid would not show until today and 15th Street’s agent tells me they want to wait to see what the MLS publication next week brings.
It will be very interesting to see what these 3 land value properties, all on 50X150 lots sell for. All 3 of them are located between Alta and Montana Avenue and a short walk to the shops, bars and cafes. Most developers shy away from lots close to Montana Ave but more and more I hear from Buyers that want to be able to walk – not drive, to shop, drink and eat. The 1st block north of Montana Ave is really rather untested by developers but with new construction south of Montana Ave coming to market at $1,000 per foot, maybe $5,000,000 spec homes are not far in the future for the lots close to the Montana Avenue action.
