2 New MLS Listings this Week

We are re-launching 464 25th Street this week. It was brand new last year and we had multiple purchase offers but the owners decided to lease it rather than sell it. The price has moved up a bit based on recent other sales. It is a 6 bedroom, 7.5 bath home for $7,750,000.   The ever popular East Coast Traditional style with over 7,500 square feet on 3 levels even has an elevator. The enormous subterranean level has a sauna, 2 bedrooms, a wine cellar and a home theater. It is really well done and the 60 foot wide lot makes for plenty of room for a pool.

547 16th Street – 4 bedrooms + 3 baths. $3,495,000. This is a 1923 home that although was redone long ago, it needs another remodel. It’s most interesting feature is the second level guest apartment. The owner says that the apartment was designed as an addition to the house with a city permit. There are some charming 1920’s features but I would not be surprised if the home sells for land value. The lot is 50X150’. Can you believe that it was purchased in 1968 for $7,000! That won’t even cover ½ the annual property tax bill today.

The New Sales this Week are 305 Alta Avenue which is a protected structure under the City of Santa Monica’s strict historic inventory rules and regulations. Owners are limited to only making changes and additions that are not visible from the street. The house is an obsolete design with 4 bedrooms + 4 baths. It was first listed for about $9 million with no action. Reducing the price recently to $7,750,000 resulted in multiple purchase offers. The enormous 21,444 square feet lot and west of 7th street location are the best features. The small, permitted guest house and artist studio are fun little “extras”. You could have had this little baby for about 80 times less than $7.7 million back in 1971 when it sold for $90,000!

718 10th Street – 4 bedrooms + 2 baths. $2,595,000.   A land value sale that took about 5 minutes to sell last week. There were multiple offers and I am told that the buyer that prevailed had no contingencies at all. There are apartments located behind the property, a construction project to the north and it’s very close to Montana Ave and the Rosti’s parking lot but that did not deter the Buyers.
