Santa Monica Dirt: Do You Know What Luve Is?

I didn’t think so.

But if you want to have a say in what gets built in Santa Monica, you might want to check into the Land Use Voter Empowerment Initiative which is a ballot measure scheduled for voting in November. LUVE will make it more difficult for developers to construct new buildings taller than two stories or 32 feet. Under the measure, a developer wanting to build beyond those height restrictions, or beyond what the zoning codes allow, would have to get voter approval. Typically, these projects are approved by the city, usually the City Council.

Here is the latest and greatest 90402 real estate news of the past 2 weeks.

There have been no new listings in the flats of the North of Montana Ave area in the past two weeks.

The new sales are:

528 Marguerita Avenue – 5 bedrooms + 3 baths.  $5,950,000.  Originally listed almost a year ago –  last July 2015 for $6,995,000.  4,000+ square feet.  11,000+ square foot lot.   West of 7th Street,  features a guest house with one bedroom and one bath, living room, kitchen plus a bonus studio.   Last sold in June 1989 for $500,000.

301 20th Street –  5 bedrooms and 5 bathrooms.  $4,700,000.   This has been available for a while now but the recent re-pricing seems to have caused the sale. 8,949 square foot lot in Gillette Regent Square.  Beautiful corner lot location.
