Pence Hathorn Silver broke a few records in 2012 as we represented Sellers on several of the most expensive homes sold. 2202 Georgina closed in April for $9 million and we brokered 2512 La Mesa which closed in January for $9.4 million
We also listed the most expensive land value sale of the year – 702 21st St. which closed at $2,650,000.
Here are a few other interesting closings of 2012:
The least expensive home sale in the zip code 90402 was a 720 sq. ft. home on W. Channel Road for only $875,000 and in the numbered streets, 412 7thSt. closed at $1,245,000. It is apx. 1,344 sq. ft. on an apx. 6,329 sq. ft. lot. And finally, 226 Alta that sold for a whopping 32% OVER LIST PRICE. Although this home was marketed as a livable home, if taken as land, the price per foot for the land is apx. $343. This represents a nearly 40% increase in previous land prices. 2013 should be very interesting if these prices continue to soar.
