I rarely write about homes south of Montana Avenue but there is a home that was listed last week by a company from Studio City that bears mentioning. 934 23rd St. was listed for $2,850,000. It’s either 3,600 or 4,000 sq. ft. (discrepancy with the public records and the blue prints). It has a legal guest house over the detached garage. The lot is (the usual for North of Wilshire) 50×160 and there are 5 bedrooms.

In other news, a home that has been on the market for the better part of 2 years (never with PHS) finally closed escrow – 533 24th Street is sold and closed. (Read more about this sale in the “Closed Deals This Week” section, below).
The Montana Avenue Merchants Association has partnered with Buy Local Santa Monica with a new survey for local residents. All the feedback is much appreciated and will help better shape the area to fit consumer needs. This not only helps merchants but keeps neighborhood desirability for home owners. 718 12th St. – 4bd + 3ba. $2,869,000. This home sure seems underpriced based on what has been happening in the market. 3,214 sq. ft. home on an apx. 7,500 ft lot. A little close to Montana Ave (3rd house) but still good value.
740 18th St. – 4bd + 3ba. $2,495,000. There is nothing worth trying to remodel at this property – building a new house is the way to go. Like the 12th St. house, it’s a little close to Montana Ave but for under $2.5M, a great buy!

243 22nd St. – 5bd + 5.5ba. $5,795,000. Double lot with a tennis court and a pool and a traditional style home. 4,600+ sq. ft. 3 level home, 15,098 sq. ft lot. Loraine Silver is representing the Buyers.

222 20th St. – 4bd + 2ba. $2,350,000. 1930’s home, listed on the City Historic Index as a 5, D, 3 (depending on who you ask, cannot be demolished). My (revised) guess is that this will close at $2.7-ish.

533 24th St. – 5bd + 6ba. $4,000,000. Sold in 2 Years. That is not a typo. This home was listed in 2011 for $4.4M, half a year later the price went to $3.99M, 1 year after that, back up to $4.5M. In April of this year the price was changed to $4.2M and this month the house finally closed escrow at $4M.
