There are three new listings in the north of Montana Avenue neighborhood this week: A new home on a double lot @ 415 7th Street that sold back in 2013 for $3.5 million and is now listed for $11,500,000. 217 20th Street is a redone Mediterranean with a pool, and there is a starter home, priced to generate multiple offers at 468 22nd Street.

Two homes are firmly in escrow this week – 717 11th Street and 214 18th Street.

Year-to-date closed sales went up to 30 with 1 on Esparta (north of San Vicente) closing this week.

And in Santa Monica Airport news……

If you’re interested in the latest developments involving the Santa Monica Airport (and who isn’t?), you may want to know about the FAA’s Southern California Metroplex plan. Streamlining air traffic is the goal. More specifically, the new flight path would take planes over Ocean Park rather than above the ocean. Weird – I thought that the paths were dependent upon the weather.

The FAA is hoping that to make the airspace more efficient and reduce congestion in the air. Not surprisingly, many local residents – especially those who already oppose the airport’s presence – are not happy with this change. The main concern is that more planes will be flying over Santa Monica homes than before, leading to increased noise for those who live near the flight path.

The FAA does concede that the Metroplex plan will likely result in increased noise for homes near the flight path. But the agency claims that the amount of flights will not increase, and that there will be no ground disturbances for residents to worry about. The FAA also attests that it considered several details – such as safety, environmental effects, and efficiency – when creating the plan.

If you want to learn more about the Metroplex plan, you can go to the FAA’s public workshop on this subject. It will be held at the Santa Monica Main Public Library on Wednesday, June 17, from 4 to 7 pm.
