The North Santa Monica real estate market is gearing up for a very busy spring with many new listings and sales in the past few weeks. Here are some highlights:

We just listed 421 23rd Street a 5 bedroom and 6 bathroom East Coast Traditional style for $6,495,000. Superior craftsmanship and materials. This is over 6,500 square feet on 3 levels. Ideal layout and perfect for entertainment. Main level with study/library, step down living room with brick fireplace, spacious formal dining room, cozy outdoor patio, Chef’s kitchen with all Viking appliances. Enormous lower level with media/game room, gym and powder room. 523 9th Street – 5 bedrooms and 5 bathrooms.  $4,425,000.  Was originally listed in October 2015 at $4,675,000. I love this location! Just a few blocks to Roosevelt school and great coffee shops. The lush landscaping and mature trees make the home inviting yet private. Family room opens to lovely backyard and patio.  Over 5,000 square feet of living space!

New Escrows for this Week

The north of Wilshire market has some new altitude with Pence Hathorn Silver selling  902 25th Street –  for the highest $/ft SFH in the area. It is a beautiful East Coast Traditional style 5 bedroom, 5.5 bath that we listed for $4,599,000. Newly constructed on a corner lot of almost 8,000 square feet. This home has an ideal floor plan with 4 bedrooms up and 1 bedroom down, huge family room, den, large breakfast room,  kitchen with Viking appliances and oversized island.   It features hardwood floors and wainscoting throughout, smart home control, Lutron lighting system and beautiful details – fantastic indoor and outdoor flow.  Spacious backyard with plenty of room for pool and spa.  Franklin School District.

At the other end of the spectrum we sold a starter home at 710 19th Street that is 3 bedrooms and 2 baths. We listed it for  $3,495,000 and there were multiple offers for this Gillette’s Regent Square lot (60’ wide). The Buyer is a developer who plans to build several homes in the neighborhood this year.
