LEED stands for “Leadership in Energy and Environmental Design.”
“We are very excited to be chosen for the LEED for Homes Pilot Program” said John Lee, Managing Partner of Lee Capital Partners, and aSanta Monicaresident. “Santa Monicais consistently recognized as one of the Nation’s greenest cities, so it is fitting that one of the first homes to be certified under the LEED banner be located here.”
Lee Capital Partners was selected to participate in the program because of its ability and commitment to meeting the most stringent standards for green building.
Lee stresses the significance of his company’s project, because it will show that green building is cost competitive with conventional construction. Lee believes that his company’s home will be the first LEED home inSanta Monicathat is being built on a speculative basis. “There is another LEED home inSanta Monica, but according to its contacts, it will be occupied by the owner/builder.”
Among other features, the home will be built with numerous recycled content materials, engineered wood products, low V.O.C. (which stands for “volatile organic compounds”) paints and finishes, super efficient heating and cooling systems, tankless water heaters, upgraded insulation, Energy Star appliances, low-flow plumbing fixtures and low irrigation landscaping. “It will have the look and feel of any other beautiful home, but it will be a healthier and more efficient one”, shares Lee.
The home is designed by Santa Monica architect, Kyle Moss, of Levitt + Moss Architects. “He was commissioned for this important project because of his talent and his genuine desire to build green,” shares Lee.
Pence Hathorn Silver (PHS) represented Lee in purchasing the property and will also have the listing upon completion. According to Lee, “PHS knows theSanta Monicamarket better than anyone else.”
Completion is slated for the first half of 2007.
